Evolving Your Garage
When considering a change to your garage, issues regarding the floor will never be omitted. It doesn’t really matter what your purpose for your garage is. Whether it’s to make a gym or an office room, the floor should always be included among the major changes.
Aiming for a more flexible and warmer kind of floor is a good idea. This can be accomplished if you add a wood or plywood. But be reminded to protect the wood as well. To do this, you can use a felt paper and put it between the concrete floor and the wood.
First of all measure and determine how much you want to raise the floor. All garage floors have some amount of slope from the back wall to the wall with the garage door in it to allow the water runoff. To achieve a level floor you will have to adjust the joists, for this if you are placing the joists perpendicular to the slope in the floor each of them would have to be ripped down or shimmed up and if the joists are parallel to the slope, you can rip them on a taper or use shims to level them.
Once you’re finished with the floors, you can now assess the walls. It’s common to experience problems regarding walls like being set back from the foundation. To fix these issues, you can always get a lumber size type that can extend further beyond the concrete.
The end of the furring strips can be notched and they can be attached to the walls resulting to an even wall and the foundation will not be exposed. Another benefit is that it can be suitable for the most common code of insulation today, the R-21 wall insulation.
When remodeling the walls and the floor several obstructions may appear. Obstructions like pipes, ducts, wires and other impediments to smooth walls may exist. For small obstructions such as wires or small pipes you could adjust the furring strips enough to accommodate them. The solution for larger obstructions is to box around them. If the obstruction is a water heater or something that you will need access to, you can frame it in and enclose it on three sides and then provide a removable access panel for the fourth side.
Finally, be reminded that these are just the ideal instructions of having a makeover to your garage. Your garage may be different from the situation on this article and may need more adjustments. Another reminder would be to get a building permit. A building permit to change the garage is mandatory in some states.
